[25 September 2023] Plan A is brewing at the moment and will require time to reach to signing of papers. Plan B is being planned as backup. For now, not much movement, except for waiting.

[01 October 2022] Here comes the cooling measures. 😏 In order to help lower the prices for HDB, the below measures are taken with effect. In summary:
1) The Loan-To-Value (LTV) limit has been lowered from 85% to 80%.
2) Applications of new HDB Loan after 30 Sep will be increased from 2.6% to 3%.
3) New 15-months Wait-Out Period will be applied on private property owners who submit an application to buy a resale flat. However this is a temporary measure which will be review from time to time.

In another words, don't anyhow spend more than you can afford ah. 😈

[21 September 2022] Boring. Nowadays, buying properties and research are so easy where I had already foreseen this development several years ago. The amount of potential at AMK is massive, therefore the price for the new 5-Room Flat in AMK at SGD$877,000 is so damn cheap. There is not much land plot in AMK Central and the one I'm bidding is the best site already. The only problem is the balloting process whereby I get the least number of chance to grab a flat there. 😞 However, I should expect my ballot number results to be out in early October 2022. As long I'm able to prebook a unit there, everything will be history. Just have to wait it out till 2028//2029. Everything in AMK will have massive amenities and transport system. By 2028/2029, this post will be a testimonial that BTO prices of SGD$877,000 will probably be then norm for 4-Room. 5-Room at this price will be non-existent and in the millions.

[12 September 2022] Sorry that I took a long time to update here due to busy schedule. Damn this work... All right, so based on what you see on the final numbers of this application. The Bukit Merah figures reflects two different PLH projects at different sites, so the total number of 7916 out of 1298 for that is not fantastic. Looking into Ang Mo Kio Central Weave project, the number of 5-room/3Gen applicants is a whopping 6513 hunting over 372 units. I guess my hopes are gone actually as a second timer. However, i have time to wait as the next few launches are not very good, fortunately.

[04 September 2022] As of today, an increase of 13.69% more applicants applying for this 5 -room flat. To be frank, everyone also wanted the flat price to be low. But it is still considered as below resale market value, hence it is a very good buy, provided that if you are lucky enough since it is a balloting system.

[03 September 2022] Today, an increase of 13.59% more applicants to bring up the total number to 4403. This BTO project will certainly will set the trend before 5-Room flat cease to exist soon in mature estates.

[01 September 2022] Gosh, the number of competitors are increasing 32.66% from yesterday to 3371 today ! Just to reiterate, my concern is only on Ang Mo Kio (Central Weave @ AMK) 5-Room. This will potentially be my next home if it meet my conditions. Let's continue to observe for tomorrow.

[31 August 2022] Had been really busy with WORK 😡. Was very excited offline, but also very tired these few weeks. I had to take some time to update important stuffs now. So yeah, I had joined the queue to increase the number for Ang Mo Kio (Central Weave @ AMK) project. As a second timer, it will be hard to get a good number or even get a unit. 😑 However as everyone sees the update today, AMK project remains as the most popular project for 5 Room units even though there are two PLH projects as well. For those who don't understand, you will understand soon enough. Only time will tell and to be frank, I know some of these sensitive plans many years back already oh well.

[03 August 2022] As the above chart is showing the price range of only 4-room flats. I will add in specially for the 5-room indicative price (Excluded Grants) only for Ang Mo Kio since I am finally going to spend my precious SGD$10 for the upcoming HDB BTO Launch in August 2022. The range is between $680k to $830k. Based on the last AMK launch - Kebun Baru Edge back in 2020, the range was $571k to $725k. However, this was located away from central. Judging from this project at AMK Central, I would also agree that the launch will probably fall between $680k to $830k. If it touches $900k for the top floor of this 5 room unit, it will be shocking. Even as the price is high, the availability of 5-room units are very few so it will be very challenging for me to even get a unit. But I will try and hopefully able to comment some of the overall experience of trying out as a second timer. 😁

[30 June 2022] Within days, social media were showing banks adjusting their interest rates JUST DAYS for bank loans higher than HDB Loans, while some people still feeling relaxed on the matter. Situations were getting out of hands soon if people felt that it is only a couple of hundreds of dollars. The upcoming financial trend soon will be to clear off loans, any loans ASAP before interest rates killed off your pockets. Electricity Bills and almost everything is rising in costs.

[29 June 2022] Everyday there is interesting news on bank home loan. If DBS raised to 2.75% per annum, isn't that more than what we paying for HDB loan at 2.6% per annum? It is no wonder the savings interest rate are rising up as well to keep up with the current market. However, salary increment is still going slow upwards. Now the question is whether it is better to quickly paid off whatever loan, including HDB to avoid paying more interest rate? With this going on, I think MAS might even adjust CPF rate and HDB loan at 2.6% may also increase, but hope not. 😐

[28 June 2022] Today look at what Channel 8 and its experts said in the news? Everyone is talking about how Fixed-rate mortgages are potentially increasing. It is now the time where people who took HDB Loan is sleeping peacefully as compared to bank loans. The good days of bank loans is over. Guess it is better to stick with my SGD295,000 flat to tide over the storm in the coming years. With GST and cost of living raising which supposed to increase next year, currently everywhere is raising the price of commodities. Meanwhile, stay trim and slim with your expenses.

[09 June 2022] Ang Mo Kio next BTO launch is in the hearts of Ang Mo Kio Central. There is 88% chance it is not listed as a PLH site. However given the last Ang Mo Kio BTO launch at Kebun Baru Edge which is quite a distance away from AMK Central, the 5-Room unit is priced at SGD$725,000 (Maximum). So i am speculating that the upcoming launch at August 2022, will be priced at around SGD$770,000 (Maximum) considering again, it is located at AMK Central. In fact, the real site is actually very big, so I felt that they will have many blocks offer at that area. Cross Region Line (CRL) will be ready by 2029 and AMK will be an interchange for CRL and NSL. Towards the left, Mayflower of the Thomoson-East Coast Line (TEL) will be another alternative to the newly developed Lentor Station. For this project, residents will also get to enjoy the Bus Interchange and massive amenities from AMK Hub, Broadway Plaza, Djitsun Mall, Jubilee Square, Public Library, Polyclinic and tons of education institutes in the area.

[04 June 2022] Lease Buyback Scheme is one of the most important and useful scheme to help fellow Singaporeans with their retirement. With such scheme, I applaud our government for implementing such scheme to help out against growing inflation and expenses. This is to work in conjunction with CPF LIFE to ensure that throughout our retirement, we are able to get monthly payout till we die. I felt that many people made the wrong decisions in life to get those old flats with more than 20 to 30 years of age. Of course there were many excuses of people saying enbloc and "Still profitable", many of them had no idea what is their long term plan, only to regret in the later stage of life. The reason why most people are getting newer flats is due to a fresh lease of 99 years. This not only ensure profitable transactions upon MOP, but also able to monetize our flat to receive a stream of income via Lease Buyback Scheme for CPF Life. However, most people does not seek advice and go straight into things to learn the hard way. After renting out two good years during the Circuit Breaker, receiving rental income for the past two years were great, however one will only realized all the cons through the hard way. For my current lifestyle, other than renting entire unit, one should not mix rental + living together with tenant. HDB currently still had a bigger space for affordable living as compared to private condo, so it is best to keep one for own stay and rent out private condo for additional income.

[28 May 2022] As extracted from HDB Portal above, this is one of the project which will benefit the big change and get to enjoy seamless connectivity from three different MRT lines in the future. After much consideration, I will be using my chance to ballot for this project on the upcoming August 2022 BTO Launch. To be frank, never did consider much as this is a no-brainer selection as AMK is a mature estate and it is rather the middle part of Singapore. Before this land plot was reveal yesterday, LTA had already released plans on the makeover of AMK. You can read a few post below for more information.

[27 May 2022] Forgot about the current project. Nothing interesting as of current, but I am more interested in November 2022 excerise. [Source] Still looking at the whole website, but it seems that they did not provide the exact land plot for upcoming August 2022 like they always did previously.
[Correction] Saw the maps of the upcoming projects in Aug 2022. However, website is always not loading, probably due to many people looking at the same data as well. But hope HDB will fix this soon. Map unable to load.

[20 May 2022] The upcoming BTO or PLH project will be released by HDB soon. Before HDB release the sales launch, I had came down on-site to take a look at this project which is located right beside RedHill MRT. This will be one of the easiest place to hop into the MRT and reach city in about 10 minutes ride. So as you can see, this will be the plot of land being built on. However, there were already many high rise private condo and HDB. The highest HDB in the area which is of red and white design is on the 30th floor. Unfortunately for those who wants a good view like me won't be happy with this. It will definitely be blocked as I went up to a few of these blocks to look at the view. Nevertheless, let's wait and see what kind of setup HDB will be showing in a few days time.

[12 April 2022] Source had been taken today as reported on 12 April 2022. I think I had been commenting a lot on "The Straits Time" in various social media platforms on the fact that Keppel Club is still operating despite the fact that government had earlier announced Keppel Club will be closed on 31 December 2021. Today Government finally released some news about GSW after some time. However, "first BTO project within 3 years" is very vague as it is critically affecting many people's decision making. Just as I am about to settle on the Redhill PLH project next month and today such news is being released is tickling my decision making back to Square one. Sigh 😓

[10 Apr 2022] Next month, there is a new BTO project right beside Redhill MRT. Based on URA Masterplan as researched, it is on a 4.9 Land Plot Ratio. It will expected to be a PLH project with at least more than 45th floors consisting of 3-room and 4-room flat. Even considering the soon to TOP SkyResidences@Dawson, their land plot ratio is only at 4.6. Seriously can't wait to check out the upcoming launch next month end. 👦

[24 Feb 2022] So the application for this Feb 2022 exercise is closed as of 23 Feb 2022 2359hrs. In summary, the mature projects are still the hot favourite. The winner for this month is Dakota Crest. Quite obvious because of the circle line and Old Airport Road Food Centre. But the trend is worrying. So many second timers competitors to challenge :(

[18 Feb 2022] This second PLH Project [King George's Heights] is really unexpected to be a PLH project. Reason being that the first PLH at Rochor was a much better project than this second PLH project. However, this second PLH project is still relatively near to the Lavender MRT. The first and the second PLH project were basically divided by the Berseh Food Centre. 960 units compared with 398 units, but is priced at a little lower than the 1st. I think the difficulty of hooking up a unit is still difficult. For Feb 2022 sales launch, I think this project is interesting and looking forward to see this time how many families will apply for this. For myself, I am definitely skipping this launch.

[17 Feb 2022] With the release of Feb 2022 BTO Sales Launch, whats interesting is always on the other path - May 2022 BTO Sales Launches. So the above area was released today at the actual plot. Not a fan of west, although Jurong West BTO is still considered near to the Lakeside MRT. Toa Payoh is one of the area where I will considered, but apparently not at this shitty location, the distance to the MRT is way too far ! Yishun location is not quite bad, however for some "Pantang" people, it is still best to avoid from close proximity from the hospital. Queenstown area is not bad and its near to the Holland Village area and Buona Vista area with tons of schools, polytechnic and university. But have to consider the neighboring land plot beside it. May block your view if you really care about the view. Bukit Merah have two launches, one is a big project just opposite my Secondary School and the other one is right beside Redhill MRT which is really great. So far this is my initial view of the launches for the upcoming May 2022. Still going to wait for better project !

[17 Dec 2021] Yesterday HDB announced a range of measures for property cooling. And it is with immediate effect :( Imagine someone just sold and looking for the next property will probably be screwed now. However, just to state something that is relevant here. According to HDB, all HDB loans will be lowered from 90% to 85% of a property's purchase price. It also applied for those buying a new flat in HDB's sales excerises launched from 16 December 2021 onwards. Of course this is also applied to resale flat buyers as well. Bank housing loans remains at 75%.

[24 Nov 2021] As the HDB Sales Launch for November 2021 had came to an end and from the results, they knew what is coming. Immediately, they released news on HDB issues S$1b 5-year bonds at 1.645% and the New HDB estate in Mt Pleasant which could be the PLH model as well. Not interested in these, but the only concern is the tightening of PLH rules. To make it even harder for the next PLH launches. My heart is still in GSW, please don't make it harder T_T

Judging from HDB website as above, these are the locations for Feb 2022 sales launches. They also mentioned the sales launches for May 2022 - launch about 5,200 to 5,700 units of BTO flats in towns/ estates such as Bukit Merah (3-/ 4-room), Jurong West (2-room Flexi/ 3-/ 4-/ 5-room) , Queenstown ( 3-/ 4-room), Tampines (4-/ 5-room) , Toa Payoh (2-room Flexi/ 3-/ 4-room), and Yishun (2-room Flexi/ 4-/ 5-room). However, they did not mentioned about any PLH project for 2022. However, Keppel Club will vacant by 31 Dec 2021 to make way for new residential properties. But most likely in 4th quarter of 2022, since they already said that they will have one PLH launches per year. Will just save up for downpayment now.

Application is closing in a few hours time from now and we already seen PLH biggest unit, 4-Room is way over-subscribed ! 6254 going after 680 units ! Mostly going after this are from Second Timers like me. Looks like if i am not getting a good number for GSW, my only option is to go for EC :\

[18 Nov 2021] Gosh now is 2.27AM and I couldn't sleep. Difficult to contain the excitement of this launch. Its disrupting my decision. At 6% SR, its so obvious that this project is going to earn some money when its eligible to sell. Very tempting. Now i'm only staring at this MRT map, just to get some inspiration to divert myself to make an important decision. Application is until 23 November 2021. Damn this is going to be a 6 years (Build) + 10 years (Stay). 2037 is the only way for me to exit upon signing. Its either risk it with Rochor or GSW. Typically, GSW is a much more better project looking at the complete Circle Line connecting to green, purple, red, blue and brown line. Just hope that I don't become a "Siao Lang" getting my hands on this Rochor Project !

[17 Nov 2021] Wah liao leh ! Just freshly appeared in their website since I am checking it everyday. Now its available for booking. Of all the projects for this Nov 2021 Sale launches, the only project worth looking is the Rochor PLH BTO. Not that I'm planning to buy, but rather the potential of this PLH launch. Many eyes are on this project and how it fares. Typically, the price is quite ok for Central launch, but there is still lack of information like the Subsidy Recovery (SR). Some of the information in the HDB is still down as of now giving 404 error. What a bummer. 47 levels is a plus, but without 5-Room option is really bad, considering the square feet of the 4-Room model is only 86 square metre as compared to my current 4-Room which is 93 square metre. Let's see what the news and people's sentiment will be.

HDB just updated that the Subsidy Recovery (SR) is 6%. So for example, in around 15 or 16 years from now. Say in 2037, if the valuation to sell is at $1,800,000. HDB will collect back $108,000 from the sales proceed.

[16 Nov 2021] The allocated Hougang area don't look like there is much future developments or exceptionally near to the MRT. Shall skip this project. Secondly, Tengah is interesting. These flats are located beside the Parc Residences @ Tengah and is just opposite their upcoming Bus Interchange. Bus Interchange is very important as it will allow commuters to travel out to nearby city or town. But MRT is not really close, Tengah Plantation MRT Station is the closest to this development. Will skip this project as well. Rochor PLH BTO is not what I am considering, but its worth looking into, especially for the implementation part. To prep for my upcoming selection, need to see how they implement the Subsidy Recovery (SR). Most likely they are launch this Nov exercise on the last week of Nov 2021.

[15 Nov 2021] Research during 2012 and On-Site Recce during 2013 as above ~ The old and current Canberra where I plan, bought and eventually stayed in my current 4-Room Flat in Canberra. Took this photo from a nearby block at its highest floor during 2013. Fast forward today, now there is Canberra MRT station and Canberra Plaza. Lastly, the upcoming Bukit Canberra with lots of amenities around the area. My current flat had just MOP last month. I knew there are options for private condos or EC, but had taken a month of consideration and decided to look out for new HDB projects instead for an upgrade.

Since I don't intend to upgrade to EC, shall use my final chance to get the following site, though still opened to other choices. ;D

My ultimate location is here, planning since 2018, but DAMN the PLH restrictions thanks to those market spoilers :(
